How to get your bond back without a fuss
At the end of a lease in the ACT, your property manager compares the home with the ingoing condition report you signed when you moved in. Anything dirtier than it was, beyond fair wear and tear, can be taken out of the bond.
- Find your ingoing condition report and photos, and check what the lease says about carpets and pest treatment.
- Move everything out before we arrive, including the fridge and any rubbish in the bins.
- Book the clean for the day before the inspection, so nothing gets dusty again.
- Forward the exit report to us straight away if anything on our list is flagged.

What does the bond-back re-clean cover?
If your property manager lists anything on our checklist in the exit inspection, send us the report within 72 hours of the clean. We come back and re-clean those items at no cost. Damage, wear and tear and items outside the checklist are not covered.
Do I need to be there?
No. Most tenants drop the keys with us or leave them in a key safe, and collect them after the clean. Please move out completely first; we clean empty homes so every cupboard and corner can be reached.
Is carpet steam cleaning included?
Vacuuming is included. Steam cleaning is an add-on from $45 per room, because not every lease asks for it. Check your lease and your ingoing condition report, and add it when you book if it is needed.
How early should I book?
Book as soon as you know your moving date. The last week of the month and the weeks around university semesters are the busiest in Canberra, so one to two weeks’ notice is wise.
